Terms & Conditions

Welcome to SCCD Corp (doing business as Palisades Rebuild & Home Remodeling Experts). These Terms & Conditions govern your use of our website (sccdcorp.com) and your relationship with us regarding home rebuilding, fire damage restoration, residential construction, and related services throughout Southern California, with a focus on the Palisades and greater Los Angeles area. By accessing our website, requesting a consultation, or signing a service agreement, you agree to be bound by these terms.

Use of Our Website

You agree to use our website only for lawful purposes related to researching, planning, or contracting home rebuild or construction services. You must not:

  • Attempt to gain unauthorized access to our systems or interfere with website functionality.
  • Upload malicious code, viruses, or harmful content.
  • Misrepresent your identity, property condition, or insurance claim details to obtain estimates or services.
  • Use our content (text, images, project photos, logos) without written permission.

We reserve the right to restrict or terminate access to our website for anyone violating these terms.

Services Offered

SCCD Corp provides professional home rebuilding, fire damage restoration, residential construction, and community pro-bono rebuild services. Specific services include:

  • Fire & Disaster Rebuilds: Complete reconstruction of homes damaged by fire, wind, or other natural disasters.
  • Custom Home Construction: From foundation to final finishes, including new builds and major additions.
  • Community & Pro-Bono Projects: Rebuilding assistance for underinsured or displaced residents.
  • Residential Development: Multi-unit and single-family residential development projects.
  • Consultation & Estimating: Free on-site assessments and detailed cost estimates.

Any service agreement or contract signed separately will supplement these Terms & Conditions and govern the specific scope, timeline, and pricing for your project.

Estimates and Pricing

All estimates provided – whether online, over the phone, or during an on-site consultation – are preliminary and non-binding unless incorporated into a written contract. Final pricing depends on:

  • Detailed property assessment and structural engineering reports.
  • Material selections, finishes, and custom architectural requirements.
  • Permit fees, impact fees, and any required environmental or soil testing.
  • Unforeseen conditions discovered during demolition or reconstruction (e.g., hidden mold, outdated electrical, foundation issues).
  • Change orders requested after the contract is signed.

We strive to provide transparent, fixed-price contracts for defined scopes of work. Any additional work not included in the original scope will be subject to a written change order agreed upon by both parties.

Fire & Disaster Rebuild Specific Terms

For fire or disaster rebuild projects, SCCD Corp works closely with property owners, insurance adjusters, and local building departments. The client agrees to:

  • Provide accurate insurance claim information and cooperate with the claims process.
  • Notify us of any changes in insurance coverage or claim status.
  • Understand that final reimbursement from insurance is solely the client’s responsibility; our contract pricing remains binding regardless of insurance payout.

We offer priority scheduling for disaster-affected properties, but specific timelines depend on material availability, permit processing, and weather conditions. We will communicate delays as soon as they become known.

Pro-Bono & Community Rebuild Terms

SCCD Corp is proud to participate in pro-bono and reduced-cost rebuilds for qualifying underinsured residents or community projects. These projects are subject to separate agreements and may have extended timelines due to funding or volunteer coordination. Eligibility for pro-bono services is determined solely by SCCD Corp in consultation with local community organizations.

Construction Contracts & Deposits

Once you sign a construction contract, a deposit (typically 30–50% of the total project cost) is required to reserve materials, schedule subcontractors, and begin permit applications. Progress payments are outlined in the contract. Final payment is due upon substantial completion of the project, prior to final walkthrough and certificate of occupancy (if applicable).

All change orders must be documented in writing and signed by both parties. Unauthorized extra work will not be compensated. We reserve the right to pause work if payments are not made according to the agreed schedule.

Permits, Code Compliance, and Inspections

SCCD Corp will assist in obtaining all necessary building permits from the City of Los Angeles, Los Angeles County, or applicable local jurisdiction. Permit fees are not included in estimates unless explicitly stated and are the responsibility of the client (unless otherwise agreed in writing). The client agrees to provide access for all required inspections. Failure to secure required permits (if client insists on proceeding without them) relieves us of liability for code violations, fines, or required remedial work.

Warranty & Limitation of Liability

We stand behind our workmanship. SCCD Corp warrants all construction work performed against defects in materials and workmanship for a period of 5 years (60 months) from the date of substantial completion. Manufacturer warranties on appliances, HVAC systems, roofing, windows, and other components pass through to the client. Our warranty does not cover:

  • Normal wear and tear, settling, or cosmetic issues that do not affect structural integrity.
  • Damage caused by homeowner neglect, improper maintenance, unauthorized modifications, or subsequent construction.
  • Issues arising from underlying conditions not disclosed prior to construction (e.g., unknown soil instability, pre-existing termite damage).
  • Acts of God, including subsequent fires, earthquakes, floods, or other natural disasters.

To the maximum extent permitted by California law, SCCD Corp’s total liability for any claim related to our services shall not exceed the amount paid under the applicable contract. We are not liable for indirect, incidental, or consequential damages (e.g., loss of use, alternative housing costs, lost rental income) unless required by law.

Cancellation and Refund Policy

You may cancel a construction contract within 3 business days of signing (cooling-off period under California law) for a full refund of any deposit. After that, cancellations are subject to a fee covering any materials already purchased, permits filed, or labor scheduled (typically 10–25% of the contract value, or actual costs incurred, whichever is higher). For disaster rebuild projects with emergency declarations, cancellation terms may be adjusted as permitted by law.

For pro-bono or reduced-cost projects, no deposit is required, but cancellation may result in removal from the assistance list.

Intellectual Property

All content on this website – including text, project photography, architectural renderings, design concepts, logos, and graphics – is the property of SCCD Corp. You may not copy, distribute, or use any content without our prior written permission. Any unauthorized use may result in legal action.

Third-Party Links and Services

Our website may contain links to material suppliers, financing partners, insurance resources, or community organizations. We are not responsible for the content, privacy practices, or terms of those external sites. Interactions with third parties are solely between you and them.

Governing Law & Dispute Resolution

These Terms & Conditions and any service agreements shall be governed by the laws of the State of California, without regard to conflict of law principles. Any dispute arising out of or relating to our services shall first be attempted to be resolved through good-faith negotiation. If unresolved, the dispute shall be submitted to binding arbitration in Los Angeles County, California, in accordance with the rules of the American Arbitration Association. Each party shall bear its own arbitration costs unless otherwise ordered by the arbitrator. Nothing in this section prevents either party from seeking injunctive relief in a court of competent jurisdiction to protect its intellectual property or confidential information.

Limitation of Time to File Claims

Any claim or cause of action arising out of or related to these Terms & Conditions or our services must be filed within one (1) year after such claim or cause of action arose, or be forever barred.

Changes to These Terms

We may update these Terms & Conditions from time to time to reflect changes in our business practices, legal requirements, or industry standards. Material changes will be posted on this page with an updated “Last Updated” date. Your continued use of our website after any changes indicates acceptance.
